This is by definition a very subjective measure. There is no hard and fast way of determining where we are on the cycle. In fact different people can be at different points in the cycle at the same time.

Some will still cling to Denial long after others have made it all the way to Capitulation.

What the graph can do is give a short hand description of where the market as a whole is. Clearly there is something dramatically different between a market in the grip of bubble mania, and a market where few houses are selling.

On IrishHomeTruths.com we’ll display our feeling for where the market as a whole is in the cycle. This will be based on Media Stories, Blogs, Forums, Discussions, and Property Sale and Rental Listings among other things.
